Christmas Spirit

BY: ANNE RILEY, NORTH QLD GENERAL MANAGER

It's the time of year when our thoughts turn to the Christmas spirit, and no, I am not referring to the alcoholic tipple we are looking forward to enjoying with friends and family.   At SSKB we believe it is time to consider our neighbours and other owners in our Body Corporate and perhaps lend a helping hand to those less fortunate than ourselves or those that may be elderly and alone in the season of joy and goodwill to our fellow man. Why not visit your neighbour and ask if you can assist!  Does your Body Corporate have a social club or informal get-togethers where the interest of improving your community and the value of your major asset are discussed poolside or by the BBQ?  Yes, your Body Corporate Committee members are your representatives for all items relating to common property and decisions on behalf of  all owners; however everyone can be involved in making your Community a great place to live.

In Queensland the legislation that governs bodies corporate (The Body Corporate and Community Management Act), acknowledges that the structures are more than buildings in which we live, they are communities.  They play a role in the fabric of our lives, how we live together, and how we relate to one another, they are about people.  They are micro communities in which every individual can participate and may make a positive difference.

The Committee has an important role to play in the Body Corporate and there is a code of conduct for all committee members, as we look back over our year and look forward to many happy times it is an opportunity to consider this code.

  1. Commitment to acquiring understanding of the Act, including this code
  2. Honesty, fairness and confidentiality
  3. Acting always in the Body's Corporate best interests
  4. Complying with the Act and this code
  5. Nuisance - a Committee voting member must not: Cause a nuisance or otherwise behave in a way that unreasonably affects a persons lawful enjoyment of a lot or common property!
  6. Conflict of Interest a committee member must disclose to the committee any conflict of interest the member may have in a matter before the committee.

This code provides a core for the how we interact with each other and is in fact a guide for all members of the Body Corporate in helping each other and the community for the greater good of each and every owner and occupant.

SSKB take this time to wish you all a wonderful festive season!
