"The Queensland Competition Authority has just announced a draft decision that would see (electricity) prices rise by 13.83 per cent between 2009-10 and 2010-11.

The decision would add an additional $276 to the average annual household bill of $2000.

It is the fourth successive jump in electricity costs since the State Government claimed deregulation of the industry would put downward pressure on prices". (Courier Mail 18 Dec 2009).

This may present a serious financial problem for Bodies Corporate attempting to budget for these steep increases, particularly when it is realised that the Common Areas in a complex consume as much as 50 per cent of the total power used in that complex.

One way in which a Body Corporate can make substantial savings in their electricity costs is by utilising the power of bulk purchasing.

Bulk purchasing is the process by which a Body Corporate sets up the metering in their building in such a way that it allows them to consolidate the total electricity usage in their building. By doing this, the Body Corporate is able to become the on-seller of the power within the Body Corporate complex and take advantage of the savings this process creates.

This should allow a Body Corporate to either reduce its levies, or at least hold them down in the face of rising electricity costs. This is, of course, an important consideration for owners - whether they are occupiers or investors.
