Resident Unit Managers
Management Rights is a business operating a property that is owned under a strata management scheme.
The resident manager owns a unit in the building, hence the manager is a member of the owners corporation however they can not be a member of the committee.
A resident manager has a contractual agreement with the owners corporation to maintain the property on behalf of the owners corporation for an agreed salary and an agreed amount of time.
A well maintained building will have clear objectives of the standard and extent of work to be done. Successful caretaking and maintenance of the building requires clear communication and co-operation between the owners corporation committee and the resident manager.
Some of the duties a Resident Managers perform include:
- Lawns and gardens
- Swimming pools and similar facilities
- Garbage disposal
- Cleaning of common property
- Arranging and co-ordinating tradesmen to carry out maintenance and repair of building items.
The owners corporation is to ensure that resources are available to meet the objectives.
